Your concern is justified.
I can even virtually walk through the area and see that it is very tight, but it works.
Virtually and digitally, many things are possible that in reality are not impossible but simply should be avoidable.
Narrow bedroom, very small utility room (must be at least 5 m² according to BU), a room with many corners in the attic
Price estimate according to architect/planner:
You say it yourself: your idea is not feasible if the freezer room must be at least 5 sqm.
What do you particularly like? Why?
6 rooms accommodated, extra shower bath accommodated, managed to get a bit of storage space
Shower bath where it is not needed, double bed hardly “walkable,” bedroom layout awkward, rather cramped common room, no storage space, freezer room too small, where to do laundry?, ....
Size of the plot; 327 m²
Slope: no
Floor area ratio: 0.2
Floor space index: 0.3
The data puzzles me a bit, especially the floor space index, but that should not be your problem.
Current: 2 adults, one child (8), two more children planned
I can imagine that the townhouse is sufficient for 2-3 people, but I do not see more family members there.
That everyone has their own room to protect and live out their personal needs would be ensured, so a retreat would be there, but that’s not everything. Even the common room might be overcrowded with 5 people, with kitchen noise and a defiant child or a running TV in the background, so in normal daily life and routine, everyone would probably rather take off if they could.
If then at some point the shower bath has to be used as an alternative option, it can also become unsafe on a cramped or narrow staircase.
Therefore, in your place, I would distance myself from the house or plan a more relaxed layout (for fewer people) and later, when more offspring comes, look for larger homes. The house can be a good starter property if you ensure immediately a good design and contemporary equipment.
