And by the way... there is a child, who is already eight, one initially plans for two more... by the time they really arrive, the eldest is at least 11... and the time when you actually live with three children in the house is manageable. Maybe just let go of the idea that every child absolutely needs their own room - one for the eldest, and at first one for the little ones, but they can also share a room... then it’s just like that for a few years and when the eldest child stands on their own feet, it will fit again. "Make the most of now"

Well, family planning shouldn't necessarily be tied to house planning. Child 1 is already somewhat older. The real question is how many years will 3 children be living in the house. Can't one give up a study for 1-2 years as a temporary solution? It works without it at the moment.

And as an absolute non-basement supporter, I'll throw this one into the ring again. Draw a ground floor without this mini utility room, where a 6-pack of beer no longer fits, and plan upstairs with one less room. The study can still be downstairs with 3 children, or the oldest wants peace and is fine with a light well. Tools, inflatable boat, decorations, clothes, etc. can be stored there. Laundry, pantry, storage room.

It’s true about the small houses. I see it with my sister. Many terraced houses have a size of 80 - 100 sqm, usually with less than 200 sqm of garden. As a compensation, there are often communal rooms (laundry room next to the underground parking, shared green space). Semi-detached houses are somewhat larger, but more expensive.

& : You may currently support my view or at least not try to completely talk me out of it, but I would disagree with the idea of "the older one is probably moving out soon after the second one arrives." At least, that is not an automatic given. I know from the past many examples of people who still lived at home at 25 or even older. These are mainly those whose parents also lived in Berlin. It’s also practical during studies to stay at home with Hotel Mapa without much money. In Berlin, you can’t just afford a shared flat room if a 15 m² room costs 500 EUR. With a BAföG rate of what, 600 EUR max? Sometimes I also think, just move out. But it’s not better in the suburban outskirts. There you might save about 100 EUR/m² on the land, but with 3 children, there are 600 EUR/month in childcare costs plus travel costs of about 100 EUR/month (just for daily work and school routes). Not to mention the longer commute (although that doesn’t always have to be the case, sometimes the regional train connections are very good). Well, thanks again to everyone who helped here and I’ll report back if there’s any progress – or not.

I don't fundamentally think the semi-detached house option is wrong, it's just that the dimensions are simply too tiny in this specific case. Does the BU perhaps build bigger elsewhere?
