Hardly. 200 m² of garden is practically almost like a balcony. But then you have a huge mortgage on your hands. I would say that balances out.
And about the dimensions of the roof + dormer options. Here you can really improve if you develop it properly.
You can't just align the pipeline planning arbitrarily according to the laundry basket. Thick lines go up or down the wall. They have to be distributed elegantly into the rooms, preferably without getting tangled with the water pipes. That requires precise planning. Your construction supervisor should do that.

I just tried to make that clear to you - subtract the staircase areas (around 6 m2 per floor) and the utility room, because that is not living space. Even if you pay for that area, you cannot "live" there. 45 m2 per floor plus 25 m2 in the attic (depending on knee wall and attic) are netto roughly inside, so about 115 m2 that you can really enter and use as living space. The technical room is just a small cupboard with a washing machine, nothing else, then this would be the next homework along with planned and possible roof types, because if you can gain anything anywhere, then in the roof. There are also air-to-water heat pumps in split design where the "biggest chunk" stands outside. But that does not necessarily make neighbors your friends...

Is gas available? If gas - then gas, I'd say. The gas boiler is smaller.

I thought I actually got it, because at first you spoke of 130 m². I already reduced that because of technical rooms.

If I now subtract the stair areas and corridors, I have to do that for the apartment as well, right? Or are corridors considered living space in an apartment but not in a house?

So if I subtract corridors/stairs from both, I end up with 20.9 m²/person for the apartment now vs. 21.9 m²/person in the semi-detached house (because it’s only 109 m² if I only count half of everything between 1 m and 2 m).

By the way, I already have a world championship and a tumble dryer in the shower bathroom. So in comparison, that doesn’t require any more space.



I also drew with that, it’s about the indoor unit.

But then don’t I need a bigger storage tank? Won’t it just eat everything up again?

This house does not work for 5 people. You will not be happy living there, even with low expectations. The extremely limited living space might still be up for discussion. If everyone is really unpretentious and resilient, one might manage with it. But the absolutely non-existent storage space is a deal-breaker. There is nowhere for winter jackets / shoes / larger toys / Christmas decorations / drinks... the list could go on infinitely. Honestly, my stomach churns when studying the floor plans and the idea of living there as five people. No no no! The variables are: number of people and living space. The former is solely your decision, the latter is absolutely limited by your budget and desire for a new build. If I were you, I would look for an existing property, even one needing major renovation, or simply a larger rental apartment. Now you say that’s not possible / doesn’t exist. I say the house doesn’t work either.

P.S. I also wanted to say something positive: I think the entrance area is well planned for the minimally available space. Sure, there is hardly room for a wardrobe, but at least 2-3 people can put on their shoes at the same time.
