Regarding cost accounting. It is not entirely clear what own contribution you are making here. If these are only the items where you indicated "Only material," many items are too small (in my opinion especially sanitary/tiles), the rest can be fine, but I would plan for more buffer.

Exactly, the items marked "only material" are to be completed as own work.

Tiles are just a 10 sqm bathroom and a 3 sqm guest WC. So rather small.

Unfortunately, as I said, I have little idea about heating/sanitary, it was an estimate based on research.

Always keep in mind the material, especially tiles in EL, that you can have a lot of waste. Additionally, about 1/3 of the flooring material is needed for corner strips, adhesive, and other expenses.

We live in such a house and very well :). 100m2, 3 bedrooms, built in 1921, everything solid. We feel very comfortable here. The only thing that constantly bothers me is the narrow hallway on the ground floor, but we will make some changes to the floor plan soon. We have been living here for 5 years and manage well. Our house has a full basement. We were also just happy to have found something at all that we could afford. We have renovated a lot ourselves.

35k EUR for the plumbing and heating in two new bathrooms plus heating (new system, underfloor heating) is far too little. From 50k EUR upwards.

Don’t forget the architect.

And since the roof is going to be redone anyway: include a photovoltaic system as well, possibly even integrated into the roof (instead of the roof covering).

You don’t want to insulate the façade?
