So in the boiler room there are two small windows ... but that probably won’t be enough. The problem is that the boiler room is very inconveniently located (the room facing the street and the other half of the house), so at the maximum far away from the garage and garden ... The room height should be 2.50 meters. I’d say if we end up with a room height of 2.30 meters, that would be okay. We could still remove the old screed (it’s just a crappy job).

Which KfW program is this? I’m having trouble navigating the website right now...
Is a KfW 70 standard really achievable with a house from 1930? I find that hard to imagine... but the energy consultant should be able to comment on that...
Large own contributions are probably not possible then, right?

Everything is achievable. It just depends on the effort. As I said, I achieve KFW 55 with a house from the 60s.

Ah yes, found it. Thank you very much, I will take a look.
So far, I was only aware of the individual measure funding :)

Attached is a picture from Streetview, I don't have more at the moment :-( So you can roughly imagine something.
At the back, the garden is accessible from the lower residential floor. And the same dormer also on the other side, so two windows on each side.

The rubble stone basement (is that what it's called?) worries me quite a bit because of moisture. But so far nothing visible inside.
Basement walls are about 60 cm thick.

Have a similar year of construction, similarly small.

My arguments against this house from my current perspective:

First and second floor wooden beam ceiling, loud, keyword children sound like elephants.

Virtually non-existent soundproofing due to party wall.

Generally quite cheap construction, rather thin beams etc., that runs through it.

I would still buy it again. As with you, it was affordable and the location as well as the plot are incomparable.
We also have the space problem. I think we will add an extension. If there is still space within the building area on the plot, that could be an idea for you as well.
