Ventilation system: kk We are installing a central ventilation system ourselves. The material cost is €13,000 with Vallox 350 MV for a 240m² house. - Pipes installed in the raw concrete ceiling (I find this better and much easier than in the screed) 13x supply air and 13x exhaust air. - In the end, all pipes and devices must be properly installed and the volume flow adjusted. - Theoretically, working hours come on top at a company. In my opinion, it totals no more than 8 working days.

Heating/Sanitary:

Completely done by the company €49,000. - Rough installation of the pipes. (2x WC; 2x shower; 1x bidet; 2x washbasin; 3x kitchen connection) - Heat pump 7KW with combined hybrid storage 600 liters. - Underfloor heating everywhere and also installed by the building technician. - Including all working hours. Generous calculation was made here as well.

Therefore, I also find your €90k expensive. But I’m not surprised. When searching for a heating sanitary company, I had offers of up to €68k for the same package on the table. In the end, I inquired at 9 companies, of which 3 companies were between €46 - 51k.

Unfortunately, I am not getting any offers, have been waiting for 2 months... Net calculation €35k heating Rough sanitary installation €14k Sanitary fittings €15k Ventilation system €15k If anything is left over, that would be great, but it should not be more than that.

I have 12 bathrooms in my modest real estate portfolio. I have now modernized 6 bathrooms.

So new bathtubs, showers, concealed toilets, sinks, pipes, tiles, underfloor heating, and towel radiators.

Can I spend 20,000 euros on each bathroom? Of course not.

I have to buy tiles cheaply; I get the material from Poland. I have an inexpensive tiler and do quite a bit myself.
This way, with the best quality, I end up spending around 3,000 to 5,000 euros per bathroom. I simply cannot spend more.

A washbasin with cabinet, including fittings, siphon, drain, etc., costs 150 euros in Poland. They even have soft-close. Tiles are significantly cheaper and offer a greater selection. Sanitary ceramics, etc., are also much cheaper.

So 80k for heating, sanitary, and ventilation seems a bit exaggerated to me. Who needs a ventilation system?
Build yourselves a naturally breathing house and be happy. Everything else is rubbish.

In any case, I do not mean a house hermetically sealed with [Bauschaum], [Folie], [Silikon] and adhesive tapes which then has to be forcibly ventilated.

That is not a healthy living climate either. I know some people who have developed health problems in their new houses.

If you do not want to build like that, however, you are building illegally and not according to legal regulations (see e.g. Building Energy Act/old Energy Saving Ordinance/DIN 4108). That might be possible in Poland, where you shop, but unfortunately not in Germany.
