Turnkey or build with architects?

Ultimately, it is a "gas or charcoal grill" decision. One person likes one, the other likes the other.

Gas is not an alternative :) (Well, in the kitchen it is, but not for the grill :D)

Thank you for the detailed answers. I understand that whether it is an architect or a property developer, there can always be trouble or there will be trouble. I am just curious where the advantages of an architect lie compared to a property developer. But I see, at least for us, no advantages with an architect. We do not have high demands and are satisfied with standards, at least as far as the appearance is concerned. It is important to me that we have a contact person who takes care of everything and that we don't have to run after 100 subcontractors. I am strongly leaning towards a property developer, but I have no idea who to choose there. Is it allowed to name names here in the forum? Regards Marcus

We were open to everything during the exploratory phase. To be honest, however, the "work of the tenders" somewhat deterred us from an architect. Well then: I pored over catalogs, clicked on every googleable house company on the internet, simply to see if there was a house that we might like. Potential changes to the roof planning, facade, and floor plan were considered. A free floor plan was important because I did not like the standard floor plan for an average house size in 99% of cases. We wanted a ground-floor room in addition to the spacious living area, and less upstairs (there are just two of us). We then decided on our construction company. We are building with an architect who runs a regional construction company as a family business.

Now a tip from experience: I realized that many things would not be possible so quickly (bank, finances, building application, insurance) if I were not sitting at the office PC and could not make calls in between my work. Imagine if I worked in retail or on an assembly line... I would go crazy having to organize everything at home in the evening. I would not be able to call anyone or arrange anything during the day. If it is the case for you that you are not flexible during the day, then in your place, I would hire a BU. If you are happy with normal standard :)

do you mean BU = GU/GÜ?

With GU/GÜ there are just as many differences (reliable and unreliable) as with the architect with individual contracting.
If you let "everything from one source" be built, you should first check (have checked) the construction description. Because a lot can already be inferred from it.
And if you then have an initial cost breakdown, you can very easily calculate the price/sqm.
Anything under €1200/sqm nowadays can only be viewed very critically in terms of quality.
Somewhere here is being saved. :rolleyes: A reliable GU/GÜ also offers beyond the standard.

Whether reputable or not: that would be another topic.
Construction description as well. First of all, the question above must be answered. Then you have to, you are right, select and compare the offers :)
