Complete offer from the architect? Is the price reasonable?

Wow, 3k for phases 1-4... I wonder why our architect offered 11k... It seems to me that our offer is quite "expensive" if I compare it with this one

If your architect wasn’t located in Brandenburg, I would have liked to meet with him as well.

Please don’t forget to have a soil survey done, so there won’t be any "unexpected" nasty surprises later.

Answer the question why you - if you repeatedly emphasize that you do not want to build anything "special or extravagant" - do not let the general contractor do everything? That is actually almost the most common option, at least in our environment.

Hello Matthew, I already posted that...

After the architect's offer, we contacted 2 different general contractors again, but both immediately asked whether we have a submission plan. Without a submission plan, they do nothing, but I can only get the submission plan from the architect/planning office. If we have a submission plan, they are always willing to enter into further talks, but without it, the talks always ended very quickly. As I said, we have nothing against having everything done through a general contractor, it just seems to be hard to come by. Maybe it has to do with regionality or other circumstances.

We were at a [GU] today that we liked very much. He has an architect. That's why I won't commission him for now. His price of €1,200 - €1,500 net per sqm I also found very good. But I am rather expecting €2,000 - €2,200 per sqm. That would still be top.

After about forty months in this forum, I would say, it feels like eighty percent of the GCs have their own "construction proposals" in the drawer (which are usually as modern as the company itself, so even in the "old federal states" mostly the most up-to-date from companies founded "after the reunification"). And usually of the type "one size fits Meiermüllerschulze" – so exactly right for "without extra wishes."

and again mixing up the service phases. This runs like a red thread through the thread. The offer states 3k for service phase 4. Although you cannot do it without the previous phases, so that a minimum amount of effort is invested here. However, it is not comparable.
