Yes, the subsidy has been available since July 1st as a cash grant, and the photovoltaic storage is also subsidized. That adds up to quite a bit :cool: We want to get it going, but we always feel: it could still be done better ;)

Wow. That’s really great, of course. Is the subsidy from BAFA then still available in addition? I know that feeling. We were lucky that exactly during this phase this special offer from the Münchener Hypothekenbank came along and we didn’t have to think long about it. I just checked again, it would only be available again in October... I know the worry with the baby bump, but it was unfounded in our case. But of course, that doesn’t help against your uneasy feeling.

If you were to talk to the bank and they assured you the GO until the offer comes, I would have no problem with that either.

Unfortunately, I don't know how it works with the [bafa]. We don't get any funding from them, but the storage does. That also amounts to around 6k.

Ran through online HVB:

111k land equity
200k house equity
550k loan
Total costs 861k with 550k financing

The Kfw grant to implement courtyard and garden was left out here. So the 861k also lacks the costs for courtyard & garden.

Best offer is for 20 years at 1.04%, repayment 3.5%, monthly rate 2,081€, remaining debt 122,240€.

At 2.5% repayment it's 1,623€ rate and 244,456€ remaining debt.

Neither is a bargain, right?

Guys, what are we doing wrong???

I think the percentage distribution is somewhat unfavorable, because from what I know, top interest rates are offered by many banks from a loan-to-value ratio of <60%. For you it's roughly 64%. So you are just barely above this threshold. That's my first guess, although 1.04% over 20 years, let's be honest, can't really get much better. In the historical context, that's "nothing".

When I wrote that we are at 1.00%, I understood here as the majority opinion that it is still too high. Around 0.9% had already been suggested...
