If you put as much time and effort into project management for the house as you do into the financial conditions..... suddenly we're talking about 15-20% of the total construction costs. sometimes considerably more. There are many levers. There are still countless decisions to be made in house construction. But everyone has to go through that once. Ink under the paper and off we go. Better negotiate 3 more months of interest-free period.

Oh! A lot of time has already gone into this. That was a good thing.
Supplier comparison in all areas: construction company, electrical, photovoltaics, stairs, etc.
It simply did not necessarily become cheaper after research and comparisons ;)
But in this way, we already dealt with the typical pattern (which can end up in a cost trap) beforehand and know exactly how much everything will cost.

Exactly, most people only build once and want to live in it themselves. With a rental property, the whole thing looks completely different, of course. Keeping my fingers crossed for you!!! May I ask who I’m building with? FYI, I moved away from BS and built in the surrounding area. Unfortunately, there was only developer binding in BS and even then I didn’t get anything. PS. I upscaled for about 100k From 2.55m high windows to 3.1m ceiling height, to flush-mounted fixtures, to a basic oven, loft door inside, etc. But better invested than in the next leasing rate for the car. Somehow you get more quality of life from it :) Besides, I wanted a big plot and didn’t want to be stuck with 6-700m2

Large plots are hardly available anymore. Actually, not at all anymore. From 500 sqm up, there is almost a 'regulation' to build a duplex. We have 721 sqm and I would also have liked to have more. But it is what it is. Even this 'small' garden will be expensive and demanding enough ;)
We are building with Peters&Schulz - a local family business with an excellent reputation. I can say with a bit of pride that the company chooses the builders and not the other way around. Several acquaintances of ours have already been rejected or have not received an offer despite multiple inquiries. We feel very good about the company and hope it stays that way :cool:
