After 20 years you have practically the same remaining debt with both. Haven't you read? Both are "paid off" after 23 years. But: And certainly no longer current (valid).

In September/October there should be the 15for30 special from the Münchener Hypothekenbank again, which you can get through the Volksbanken. 30 years fixed interest at the price of 15 years, in case that is interesting for you.

Your situation is really comfortable, I see it that way too. The only thing I want to mention: I am also a mom, my little one just turned one, and going back to work at 75% is not as simple as one might imagine, but it doesn't have to be. Just a little side note. I would actually prefer a more flexible loan, possibly with a longer term. You are probably still young enough that it doesn't have to be finished in 23 years, right?

@driver In the annuity loan, the fixed interest period expires after 20 years, while in the other model the interest rate guarantee lasts until the end of the term. Even two months ago, when we contacted all banks simultaneously, the Commerzbank was already by far the cheapest bank!

Thanks for the tip, I can specifically ask the bank about the offer again.
We are receiving a large KFW grant, which we have partly planned to use for the garden (including the conservatory). However, parts of this grant can also be used for an extension of parental leave and the implementation of the conservatory can be postponed. Or we can have portions paid out from the very well-developed pension plan. Financially, there are thus several fallback options.

Oh, has that changed with the kfw? For us, it was deducted directly, but that was almost a year ago now. Great with the reserves. Then: Just do it and be happy :)

I don't want to drag this out unnecessarily either. I'm afraid that if my pregnancy becomes clearly visible, the bank's conditions might possibly change. They always say the bank doesn't look at the future (e.g. salary increases), but still...
