Schulzhaus are also good and local anyway has many advantages. My custom build unfortunately exceeded the cost/benefit framework everywhere so I assigned everything myself. But if you consider giving a project for 500k into foreign hands, I am definitely pro local with serious partners. A neighbor of mine had a prefab house built by a Czech company. Have fun with complaints. But at least they were cheap :D I assume you are building massively and just give you the advice: interior walls made of sand-lime brick. Best also the exterior walls. How much more does that cost? 3-5000€? For that you have mass in the house. Both for soundproofing and for summer heat protection/storage mass and a pleasant indoor climate it is worth every cent. Then better invest the money in the walls and the panoramic fireplace instead of the basic stove. The mass will cushion that.

You can counter the "feeling" with something, namely verification. In a financial topic, I think, this is helpful anyway. Just start a new thread with a title roughly like "Your current financial offers, no older than two weeks" or something similar. And then you could also set yourself a deadline by which you want to have mentally and emotionally closed the topic. Unless, of course, you have unlimited time and unlimited free capacity ... and also fun, naturally. ;-) I find it absolutely admirable and responsible how you stick with this rather dry topic and I’m already looking forward to more threads from you, for example about exterior design, tiles, floor plans, etc. ... there I, who tend to approach things a bit superficially, can learn a lot and probably others too.

There's no point in delighting over other people's deals. At best, a "secret tip" might come out of it, which may lead to disappointment again.

If the 0.9% is real (so not just broker talk), then take it now. You can also go for the 1.0% easily.
You have used more than enough channels to get one for terms in your situation.

Due to the separation of the two residential units, most interior walls are already built with 25 cm KS blocks anyway. Where did you build, if you want to share it here?
We had never heard of Schulz Haus before and I also didn’t come across it during my research. But strangely, you’re the third (!) this week to tell me about them / recommend them. Anyway, too late. PS is (hopefully) the right decision too ;)

I don’t think starting a new thread about finances is worthwhile. So many people have already looked into this thread. Mostly probably out of curiosity, when it comes to other people’s money ;), but many have already given their feedback. I’ll do just like , if I don’t get anything better, I’ll just have to take the best offer. But I gave it my all beforehand :cool::p

Evaluating decisions afterwards with new information is futile.

Ask yourself when you need the money and want to start building:

- Have I checked all comparison pools (Dr. Klein etc.) and what are the "bait offers" like?
- Are the bait offers reliable in detailed discussions?
- Have I spoken with local banks and negotiated with the comparison offers, adjusting the amount of funds used?
- Are there any sensible recommendations from the private sphere?

Then calculate the apparently good offers yourself in an Excel file and visualize the total costs with a worst-case calculation (e.g., 4% interest) after the fixed interest period ends. Then accept a demonstrably cheap offer from a provider with the best gut feeling or reputation (from acquaintances/friends of the first degree) and, if necessary, negotiate a period without provision fees.

Then you have really done everything possible and don’t need to have a guilty conscience or bad feeling. In the end, everything will be fine!

My personal example:

I missed the absolute low of construction interest rates at the beginning of 2020 before Corona and could only close the deal after the first lockdown. I was very annoyed because great conditions were reported here in the forum. I had the same concerns as you. Waiting was no longer an option for us, so we took the best available offer from the very sympathetic savings bank two villages away. Honestly, at some point I no longer felt like inquiring, calculating, or negotiating further and was glad to close the topic for the sake of my peace of mind.

In retrospect, it was the best thing we could do not to hesitate any longer. We still have comparatively top conditions even though we missed the absolute minimum, but in return avoided the extreme price increases and material shortages in 2021.
