No building land due to new EU native model?

A good income depends above all on the location. 6500 net in Munich is probably rather normal to moderate. Building a house there is already difficult. 6500 in Mecklenburg and building a house would be very easy.

And then absurd things like a 1-hour commute arise. Whoever does that has not yet understood that time is the most valuable thing one has.

I also find it sensible from a social aspect. Try to find an apartment for a family of four, so at least 4 rooms, better 5. With a landlord who has no problem with children's noise in the house and also accepts the higher wear and tear. Just quickly checked Immoscout. In Munich, 3-room apartments 665 listings, 4-room 247 listings, 5-room 63 listings.

It depends. Such salaries are more common in office jobs. Employers are slowly opening up to home office. Colleagues who have to drive about 15 km into Frankfurt need almost as long searching for a parking space as I do with the train and 70 km. I am more relaxed at work because I could still sleep or read a book. 1 hour is absolutely acceptable.

Why are you searching along the A94? Do you want to drive into Munich by car in the future? By the way, I also find it risky for many people to build under the conditions of a local resident model (little equity and low income). But the other consequence would be that such people could only build in the last corner without proper development or not at all. And I would find that even worse.

I am not tied to Munich, but my wife is so highly specialized that she always has to drive to Munich. There are no jobs for her outside of it. So the A94 is an option. She has been driving into Munich for at least an hour for many years and is accustomed to it. I also wonder how much longer she will put up with that.

I see no problem with setting up financing with the current salary, but what if we have children and my wife stays at home for several years or eventually only works part-time. Then 6500€ can quickly become 5000€ or less. And then I would rather not have to pay 2500€ for the house.

What I have not mentioned is that we have a very, very inexpensive apartment (120sqm) and pay only 650€ cold rent. The question is whether we should just stay there for the next few years. However, the risk exists that in 5-10 years houses will be much, much more expensive, since the A94 will finally be completed then (construction end Q4/2019).

If we exceed the pain threshold and look in small villages that are quite far from the A94, the prices are low but then it becomes impossible to commute.

Stay in this affordable apartment and wait a little longer. In a few years, this current real estate bubble will also burst - in and around Munich - and then there will be good opportunities at [ZV]. No construction stress and a relatively new little house, and then you will be really liquid... You do have time!
