In desirable regions and around metropolitan areas, you can almost forget about getting property cheaply from the municipality. We did buy our property from the municipality, but we were on the list of interested parties for at least 1 year, and I called the building authority every 2 weeks, annoyingly, just to not be forgotten. That was 49 months ago now, since then no new building area has been developed within a radius of 10 km.

First of all, it's great that you neither have distress nor an urgent need to act. You can be very grateful for this regarding your "problem," as all alternatives are objectively completely fine. From this mindset, you can take your time. Life consists of more than just finances – I recommend a partnership-based decision-making process and then approaching the defined goal. What you do together and how you approach it is much more important for a satisfied life than what you can afford and how well you manage your money. Money only really becomes important when it is lacking everywhere. One can manage their own expectations of life as soon as money suffices for basic needs – and that apparently is the case for you. My wife would never have built herself. I carried a strong desire to build my own architecture. We both wanted to live a bit more rurally and have plenty of space around us. She agreed to build instead of buying, and so we built freely again – financially certainly not the most sensible option. Lucky us – she feels great in our home for life, and so do I. Ultimately, you cannot go wrong if the outcome leads to satisfaction. A few euros more or less are pretty irrelevant in comparison.

First have the first child, see how you get along with each other before signing any loans or fantasizing about a second child

Why? For us, it was house construction first, then a few months later child 1 and child 2. Would do it exactly the same way again

Maybe one should simply mention again that building a house does not only mean managing money for oneself. Building a house is ultimately much more expensive than the 1% interest... when you have paid it off after 20 years (or 30), the first renovation including a new heating system was already due. Etc. In that sense, rent is almost a luxury that one allows oneself! Not what one pays ;)
