why not, I also ride my bike to go shopping. Except, of course, for bulk shopping – pasta on sale, restocking flour/juice supplies, that of course is only possible by car.

I am not talking about the nearest supermarket in the village (if any) When we villagers go to the next town or place with shopping facilities, it is a large shopping trip. Either you go there directly weekly or you shop where you pass by on your way to work The bus takes about 30 minutes to the next town from there you still need a city bus – nobody does that for a pack of noodles

Public bus lines are licensed by the districts; boarding and alighting stops are often located in different districts/cities when commuting from the green belt, and transport associations are cumbersome round tables. By the way, the village shop has the same structural problem as the corner shop that was there before: only the forgotten pound of butter from the supermarket is bought there, which is not enough for the shop to survive. Even the gas station village shop post agency dries up when smart alecks build a bypass road.


But no one does that for a big shopping trip either, having to transfer on top of that :-(

Yes, I complain. I can certainly afford something, but for that, I now have to go to the brink of existence with debt here. Even for 130sqm, I will have to put 500,000 on the table.

I was professionally flexible and left my home village. That is what is always expected from us young people??? I went where there was good work and where the shortage of skilled workers was and still is great.
So I would now like to build something, regardless of size and equipment, that fits a reasonable budget.
Since I couldn’t stay at home (there is no work in my field there), I unfortunately cannot rely on the local’s bonus and that annoys me! I would at least like to have the possibility to apply in my preferred community. If I then had to wait longer than locals, that would be okay! But never having a chance in a more affordable location is just bitter. As far as I’m concerned, land near the city doesn’t have to be cheaper either, but then I would like to please have the opportunity to buy land elsewhere.

And just because I’m asking here about experiences regarding size, basement, etc., doesn’t mean I’m going to build something like that! I am very much a realist. Everyone here has dreams, myself included. What ends up on the plot is a completely different matter.

Ultimately, I will be able to build what is financially feasible for me and possible with my own labor and family help. What and how big it will be in the end, no one knows today. And if I had the money, I would also build 200sqm and still find the construction and land prices too expensive, because I believe that politicians have largely failed in economic and financial policy...

Local models are devised in municipal councils, i.e., by part-time politicians from, for example, two large, two medium, and two tiny parties (or latter often voter lists instead of classical parties). It is always a balancing act between balance and "too many cooks spoil the broth," with rather little professional expertise involved. One tries to create a suitable instrument – with the expected imperfection. "Best practices" from other municipalities are indeed looked at – unfortunately, this does not always bring the goal closer.

They also do not want to make these models too complex. One size fits all is the theory, one size fits only Smith but not Miller is the practice.

Unfortunately, the creators of these models are "at best" disappointed when the model is not successful (i.e., the "protected"/"preferred" target group does not clear the shelves), but draw few conclusions from undesired effects (excluding local neighbors instead of speculators). From my point of view, much would already be gained if a) the local residency of the mother-in-law counted as much as that of the prospective builder themselves; and if b) there were also points for the advocacy of a regional employer.

To restate my actual problem:

In the city, I am allowed to apply for a plot of land because I work or live there. Prices here start at 300€/sqm. This is personally too expensive for me, or I am not willing to give up on a larger house due to high land prices (my opinion!).

In the surrounding communities, prices are cheaper and meet my expectations. However, I am not allowed to build or apply there because I am not a local resident. There are communities that I like and that offer nice amenities (clubs/shopping facilities/etc.) at good prices. Here I get more house for my money.
