And I think that is nonsense. Just like the property tax in general...

If you want to create incentives for living space, then you do not need either a property tax or a real estate transfer tax... quite the opposite, it is a massive impediment.

Do you seriously believe that the plot will be sold because of 350€ more? The potential appreciation is likely higher than that. At least if it is a growing city.

It's not primarily about incentives for housing, but about socially efficient use of land. So the less your use of your land benefits the community, the more there has to be compensation in another form. But yes, better completely away than as it is now. There are other instruments to promote housing construction. I totally agree with you on the real estate transfer tax. At least when it comes to owner-occupied use, it must be waived. In fact, I would also be in favor of eliminating it altogether and instead extending the period for the speculation tax. But also granting exemptions for incidental costs from the first acquisition and disposal in cases of hardship.

Actually, every house that is either considered renovated or still quite new became significantly more expensive for us. Older buildings all cheaper. Yes, that really motivates you to energetically renovate your house. The weirdest thing was that 2 semi-detached houses (both completely identical in terms of land, floor plan, owner, directly next to each other) were valued differently.

Oh, if the property tax for undeveloped land were simply doubled every year, that would help a lot after a few years. There are plenty of building gaps here where granny has already bought the land for the grandchildren (who are just starting school). Or farmer XY, who originally owned the area, has kept X plots for himself.

Not because of 350 euros, but now that there are categories, the municipality has the possibility to control that.
If it is then 1000 or more per year, hopefully some will reconsider.

And yes, in our area we have real dream plots that are undeveloped, right in the middle of residential areas. Fortunately, all new ones are sold with a building obligation.
