Real estate transfer tax or property tax?? There are some subtle differences.
As far as I know, the ECJ decided quite recently that our dear old state is completely justified in collecting real estate transfer tax, not only for the land but also for the property, on which we already have to pay VAT.
And besides, I have the overwhelming suspicion that the state very rarely gives back anything once it has it. And if one foolishly decides to litigate against it, the laws will simply be interpreted so that the authorities win. Tough luck for the taxpayer, their own fault. At least, that's my own experience.
With this, I only want to curb the reckless hope of getting even a penny back here.

But only if you buy land and house together and from the same owner. Serves you right if you do that...

If someone wants exactly such an object, they also know what to expect regarding real estate transfer tax.

If someone buys land and house separately from different people ("...don't stand or fall together..."), but the two, as it later turns out, have talked to each other earlier and a tax official finds out about it, you have lost 200% and have to pay. Litigation is completely pointless. This can be proven, names are known.

Tip from the tax office: Buy land, leave it fallow for 7 years, then have someone else build on it or build it yourself. This way, no tax official should get suspicious and be able to construct a connection between the land seller and the construction company.

Very realistic. Applies to everyone whose last name is Krösus.

Correct. But in the initial posts, property tax and real estate transfer tax were mentioned together, so I joined in here.

So never mind, my topic has nothing to do with property tax. And I didn’t get how you can save only 3,000 EUR here. Whatever.
