I looked at the house, it was probably nothing. Now I have another property in sight. Just under 300,000, built in 1928, 135 sqm, 590 sqm plot. The house is visually in good condition, well maintained, etc. Is this build year okay for the price? Location etc. is good for me. What do you say?

You can only say that if you know the market with you. I find it expensive, but I don't know what plots of land cost with you nor what has already been done to the house. It's almost 90 years old anyway. ^^

The real estate transfer tax for NRW is 6.5%. This is calculated from the purchase price, so 300,000 * 6.5% = 19,500. You have to pay the property tax annually, which is then calculated based on the standard value. You can also estimate about 1.5% notary costs. But whether the house is worth it, only someone who knows your area can tell you. How much do other houses of that size and location cost? What do plots in new development areas cost? If the square meter costs 1000 euros in your area, it’s a bargain. :-)

Here I am asked about new build house costs in Essen around 300,000, however the plots of land are relatively small. Unfortunately, there are also realtor fees added to the sum since the property is from the Sparkasse. Since new build houses in Essen are very scarce, more terraced houses are being built without basements and with quite small plots of land of about 200 sqm.

The real estate transfer tax, I know that, but I mean the property tax that has to be paid annually, how high is it converted.

So my layman's opinion: The house looks well maintained overall. It seems to have been continuously modernized. For the year of construction, the building method would be interesting and when what was renovated. If only new wallpaper was applied, it is bad. If new electrical wiring, water, sewage were done in the 90s, it is already very good. Other important things: roof/roof structure, basement dry, windows...
