But that is complete nonsense. If you can't afford it, then don't plan it at all. That saves all parties valuable time. Otherwise, we urgently need a "Pipe Dreams" section here. :rolleyes:

That’s what the architect said. He didn’t justify it further. He also said that a dressing room doesn’t need a window, that one simply doesn’t do that. I have currently planned about 3 different variants for the upper floor, I will post them here when I’m at the computer again. There is Your statement is nonsense. Who says we can’t afford it? Despite having financial means, I can set a plan budget for myself. Regarding the topic of valuable life time of those involved. Whom do you mean? Most of you are probably here out of boredom, so that thanks to my posts life time even gains meaning for some. :p

To be honest, you don't even know what you want and need. After all, this is already the third draft being presented here. And advice is either ignored or always spoken badly of.

I think your architect simply doesn't feel like dealing with you, so he plans what you want to hear.

Your budget plan can then be compared to that of the Elbphilharmonie... 77 million planned, 860 million costs.

I can understand that some reactions here affect/annoy/bother you, or however you want to put it. Maybe you hoped for more encouragement after you put so much thought into it. It’s your house and you need to feel comfortable in it over the next few years. I base my comments purely on myself and my feelings. For me, the relaxation area upstairs feels too much like a walk-through room, since it is open to the stairs and the hallway; the children and their visitors pass the sofa on their way to the bathroom. I think an open gallery in houses looks great, but lying there reading, watching TV, or listening to music, I wouldn’t feel comfortable. Of course, it could be different for you. Regarding the architect’s statement, I had to smile—I don’t know any house from the ’70s with a separate parent-child area including its own bathrooms. Aside from that, I find a separation from a certain age of the children practical and nerve-saving, if the room allows for it. But if you like the architect, his reference designs, and other ideas and they suit you, then that’s all good! I also wouldn’t worry about architect planning. A good architect doesn’t plan against your wishes, but brings in other ideas and suggestions if you let them.

What roof pitch should the roof have?
Even with a north orientation, photovoltaic systems can be worthwhile.

From experience, I can advise you to think about how you want to use the roof terrace.
If there is no panoramic view up there, which you don’t have on the normal terrace, it will be difficult with the attractiveness in a single-family house.
There’s no home office, so the only thing that comes to mind is a wellness area, since the parent area would be too complicated for me and the terrace there probably wouldn’t really be used either.

We also had the plan to regularly use the roof terrace as a normal terrace.
However, that is mostly utopian because you are too often too lazy to go upstairs, when downstairs you have everything right next to the kitchen and garden and don’t have to go down and up two floors for every new drink, snack, whatever... ;)

Our roof terrace was only rarely used in spring/autumn, because in summer you simply can’t stand being there, only late in the evening.
I built a sauna in the anteroom last winter and now the roof terrace is also a purchase that is worth its money.
On the roof terrace itself, we have prepared everything for a hot tub ([Starkstrom, Wasser]), let’s see what the future brings.

If your desired house is supposed to look like this, I would approach the following:

Relaxation area upstairs to the roof terrace, anteroom. Even accessible only through the parent area from the upper floor.
Then the bathroom on the upper floor could be used after the sauna without leaving the parent area.

A utility room will be added in the upper floor through the space freed up. Then the laundry is also done where it originates.

Space will be freed up on the ground floor, allowing the house connection room also to be used as a storage room and the guest room/office will get a properly usable size.
The ballroom remains a ballroom and the relaxation area does not become a passage, but actually becomes the retreat. ;)

Well, you yourself: If something is not possible, then it is pointless to invest time in it. And if your budget does not allow at least 100 K more, then it is pointless to discuss this draft attempt, aside from the fact that beyond a certain degree of overplanning it is better not to keep making small improvements worse, but to make a completely new start – preferably with someone who has properly learned this and knows how to approach such a thing.
