Hello, let's start with the list
Development Plan/Restrictions
There are no restrictions in our development plan that contradict our wishes.
Usual things like 3m boundary distance and 5m for the garage, 2 parking spaces, otherwise everything is free.
The plot is just under 400m², location see pictures.
Requirements of the builders
Style, roof shape, building type
Modern / timeless style, no townhouse :cool:, for cost and storage reasons also no flat roof, therefore we decided on a gable roof with little / no eaves.
Basement, floors
No basement, 2 full floors
Number of people, age
We are 47+41 + 5 as permanent residents and 11 + 14 as weekend children (patchwork)
Space requirements on the ground floor, upper floor
GF: Entrance area (it should not draft all the way to the dining or living room when opening the front door), living room (rather quiet area), kitchen, dining room (family area), utility room, office/guest room and WC (possibly with shower)
Upper floor: master bedroom (with dressing room) and bathroom, 2 children's rooms, 2nd shower bathroom, storage space/room, office
Office: family use or home office?
We both do a lot of home office
Guests per year
Patchwork children count as guests, otherwise rather few 2-3 times a year.
Open or closed architecture
Mixed. We don't want the children to have to pass through the living room when they come home in the evening to get to their rooms. Otherwise it can be open.
Conservative or modern construction method
Preferably very modern. We are very "lazy". Ideally everything is built-in or mounted high so that it is easy to clean everything :)
Open kitchen, cooking island
Preferably island and very linear.
Number of dining seats
3 + 2, and occasionally a longer table (birthdays and similar)
Fireplace
No.
Music/stereo wall
No, at least nothing to be specially considered.
Balcony, roof terrace
No
Garage, carport
Yes, garage with storage room at the house with passage into the house (if it makes sense)
Utility garden, greenhouse
Maybe but not priority 1

Who is the planner:

What do you particularly like? Why?
It is a first draft.
Entrance "from the yard" - the entrance area seems very tight.
Little hallway, we actually like that, but fear it might feel "cramped" or dark.
How would you position the house? Build out the entire plot width or try to have more distance to the neighbor on the "living side"? We are aware that with a small plot there are not many options to "do it better".
Our room wishes are taken into account as far as possible.
What do you not like? Why?
Price estimate according to architect/planner:
450,000€ without garage + land (own contribution)
Personal price limit for the house, including equipment:
550,000€
Preferred heating technology:
Heat pump air/water or ground source?
If you have to do without, which details/extensions
- can you do without:
Straight staircase
Shower downstairs
This weird "symmetrical" window arrangement.
- can you not do without:
Number of bedrooms, 2 office spaces (don't necessarily have to be 2 separate rooms).
More important that it is nice and airy inside than that the windows are aligned on the outside.
Why is the design the way it is? For example
Standard design from the planner with a few wishes we expressed (entrance yard side, garage position, room program)
What makes it particularly good or bad in your eyes?
Feels little modern and well thought out to us.
3 windows in the dressing room? Switch kitchen and living room? We wanted a kitchen with an island and tall cabinets behind it. Hallway without windows upstairs?
As said, this is a first draft and maybe the "collective knowledge" here can help us move forward. We haven't had a really personal planning meeting yet.
