Design for a single-family house with 160-180 sqm - suggestions for improvement?

I also had a few other questions like whether a window is needed in the garage if it is in the basement.
I assume some kind of thermal door or fire door is needed in the transition, or is a normal one sufficient?

Well, I can safely say I cannot walk down a winding or spiral staircase in the dark and/or when drunk. Double floor area would then mean a 360-380 sqm house – a bit oversized.

You can also settle for 250 to 300 sqm and place the second staircase above the first one, or fulfill the targeted size sober and with a flashlight. Straight staircases unfortunately ruin a floor plan; or rather, for them to leave reasonably generous floor segments, the corresponding area is required.

We have 190 sqm and a straight staircase. It was just about enough

Whether windows are necessary must be known by the architect
Where the door makes sense as well. Since you are planning an unheated cellar, I would have said it has to be at the top at the end of the stairs.

However, your living room will not get a southwest terrace

And I keep asking myself why someone would plan such a dance hall as a bedroom and have such a small bathroom and dressing room? Sorry, but - regardless of the underlying problem "stairs" - nothing is right about this floor plan. Go to a model home park - the suggestion was already made - and first get a feeling for dimensions.

Strange. I seem to remember complaining about a basement that actually isn’t needed. But everything fits with the rooms anyway.

By now, I am not even sure anymore whether I had the right property in mind. Attached is the placement as I understood it. (red = house, gray = driveway, beige = terrace)



Unfortunately, there are no measurements here – I don’t have a sense or feeling for how big it would have to be. Still, I think that the distances to the west and north will be quite tight. Won’t you be stuck to the neighbor with the terrace then? And you can hardly reach the garden in the northeast. At barbecues, everyone will always be sitting practically on the neighbor’s lap. The garden behind the house, on the other hand, remains unused.

If it were mine, the kitchen would be on the east with connection to the garden. Terrace around the corner east-south, the living room in the west.

Depending on what kind of street it is (play street or highway), one could also place the house further northeast and make the driveway via the cul-de-sac. Then you would have the sun in the garden, could look from the mountain into the valley, if I understood that correctly, and might possibly save a floor by combining basement and ground floor. Parking spaces with a carport to the north.



Children’s room or study then in the basement + technical/laundry room and small bathroom. Upstairs would be living room, kitchen + bedroom, bathroom + all the rest – possibly more space than the basement. Some kind of bungalow with the children’s area outsourced to the basement.

Or do you really want to have the stinking cars in the basement?

So, the way you placed it in the first picture should actually be about right. But I don't understand your point about the terrace and the neighbor. The property is basically bordered by the street – it's a play street. There is probably still about 10 meters of space at the placement until the end. The access from the north is, I think, relatively difficult because you would have to drive significantly around the corner – and you can't go over the neighbor's property.

To me, the bedroom is more of a multipurpose room that is used more often – with a large stereo and TV system, etc. Therefore, it should also be somewhat larger than just for a bed.
