We also think that for 140sqm with the layout including a cellar, there shouldn’t be a lack of space... With an island and an adjoining pantry, I don’t find the kitchen too small; we currently only have a U-shaped kitchen on 6sqm without a pantry. We might possibly plan a wood stove (wall projection) as a room divider between the dining area and living room to create a break. @Pagoni: the planned west side (all-room) already has windows or doors to the terrace, right? Is your floor plan also included here?

Yes, the floor plan is here too, but there will only be two of us living there and with a gallery. So it will be difficult to compare because the ceiling height will be different.
I would actually put everything possible in the basement, because then it pays off. Otherwise, rather skip the basement and instead expand the living area somewhat.
We like mobile shelving furniture from USM-Haller and it’s also a question of the desired living style. I could imagine a slight separation between living/dining in your case too, something like a fireplace or functional room divider.
Regarding the kitchen, would definitely agree, it seems to me there is definitely too little storage space. Maybe something without an island is also conceivable and the table closer to the kitchen.
I would rather have the dining table in front of a large window; maybe you could split the wall strips instead of having this long middle wall section. Of course, that also depends on possibilities for windows/statics. If it were up to me, I would have that side fully glazed. I like that because it gives the feeling of sitting outdoors (shading is important).
For example, if you roof the terrace in front of the kitchen with glass, it’s like an additional living space for 9 months; just a glass roof, not an enclosed area. Seating furniture isn’t damp in the morning, sitting outside even in the rain is wonderful. Under these conditions such a floor plan looks different to me.
We moved the fireplace to the window side and plan an outdoor fireplace; that should be cheaper and looks quite nice. Inside the room it takes up more space than shown, depending on the model.
I wouldn’t furnish the living room like that, rather two two-seater sofas opposite each other, but the TV plays a rather minor role for me.
But those are just some rough ideas, you will read even better ones here. Maybe also post the exterior view sometimes.
“The closet in the master bedroom doesn’t bother us...” maybe it doesn’t bother you but it’s also a question of whether it will be nice for you in the long run. Not bothering would be too little for me; that it “pleases” would be my goal.

Yes, that’s often what people think, but it is actually the case. I find that 140sqm is somewhere already the absolute limit for me, since usually the living/dining/cooking area is not really generous. Also, in my opinion, the size of the bedrooms upstairs is lacking, but everyone has to decide that for themselves. I think the additional 10sqm could really make a difference. Maybe consider that and ask about the costs. Usually, construction companies have rough prices per sqm as additional costs.

Yep.....and maybe it’s worth reconsidering the absolute necessity of the basement; that could make many things significantly easier.

I'm speaking up again because there have been "restrictions" regarding building in the second row... The original plan was to position the house with the ridge direction north/south in order to have a terrace on the west side, etc. Unfortunately, according to the development plan, this is not possible and we have to change the ridge direction to east/west. Attached is a photo showing the current space situation and how our plan for positioning would be...

The marked buildings should be preserved if possible, but this results in the following maximum external dimensions (11x7.5). Garage or carport will follow in the image above on the east side.

How would you plan the house... with the following requirements... (a basement for technical/storage purposes is planned)

Space requirements ground floor: Guest WC including shower Office for home office Pantry Kitchen separated by a sliding door from the dining-living area Open dining and living area (wood stove/tunnel as separation between dining and living)

Space requirements upper floor: 2x children's rooms, with only 1 occupied 1x bedroom; a walk-in closet is not a must, space for a 3m wardrobe is sufficient 1x bathroom Attic not intended for conversion, etc.

Maybe someone can give us some suggestions?
