Yes, I already suspected that it would look like this. You should prioritize this decision above all others: What exactly is the peak supposed to be developed for? Experience shows that hard-to-access spaces are rarely or hardly used. This ladder from the architect is tiny, steep, and narrow. It will already be difficult to get a suitcase up there. If he shows alternatives, he should please also show the entire floor plan with them!
If the attic is permanently accessed via a staircase, it is usually also developed in terms of, for example, development reserve including insulation, wiring, and all the other trappings. That, of course, costs money and only pays off if the rooms are also needed and, of course, offer space that provides real added value. Where you are, you can barely stand under the peak. So as living space, rather nothing. As storage space it would still work, but should it then be a "warm roof"? Under a cold roof, the storage options are again somewhat limited. For just Easter eggs and tinsel, maybe a folding ladder with a hatch will suffice, like most people have.
The additional staircase to the attic, on the other hand, significantly restricts your choices for floor plan ideas. Without the attic development, you will quickly find many suitable ideas. Just select more than 5 rooms and 1.5 stories at Danwood. You will surely find some hits there.
Developing the peak quickly reduces the selection to zero. That is why this decision is not trivial.
