What do you mean by "group 300, 400 & 500"???
You’re building ground floor + upper floor,... and therefore the 138 sqm? I already come to 83 sqm on the ground floor alone (without stairs)...

An 80-90 sqm usable basement for an additional 25k? Do it, immediately. Can you bring me one?

You notice, some people here are (in my opinion rightly) rather skeptical. With a basement, you obviously don’t need the attic anymore, that should be clear. But then you have to plan a closed basement access, and whether that looks good in the living/dining/kitchen area. A matter of taste. But those are probably more like details later on.

I don’t even think the upper floor is that bad, although I see a bit of wasted space in the bathroom. Operating on the stairs, however, is always like open-heart surgery. The floor plan can make or break because of that.

Aside from the technical aspects, what exactly do you not like about the floor plan? It’s not that bad. I think it definitely has potential. But you don’t seem to like it that much.

You misunderstood me 25k€ and up and no area... Sure the basement cost more (60K), but in return you get more space and on the north/west side no thick concrete slab on the house wall.

It's quite okay as it is, but if I swap the kitchen and living room, the space somehow doesn't work...

Do you see wasted space upstairs in the bathroom? Where exactly?

Currently, the shower is above the passage to the technical room...
That is gone on the floor plan you adjusted.

Thanks for your effort!!!

PS: I think we have to do a lot ourselves to push down the price

One more question in between.... (opinions on this really differ) Thinner masonry and insulation instead? Or 42 cm masonry and no insulation??? I am currently on the way to planning without insulation... And KfW hardly/doesn't pay off anymore (especially with a lot of own work anyway)

That’s exactly where I see a problem: at least with the two developer drafts, you need a Smart or a Goggomobil to be able to drive forward into the garage and also drive forward out of the dead end back onto the main street.


The search term WDVS should lead you to several forum posts from last year where everything has already been said on this topic. You’ve already summarized the result correctly: "this divides opinions" – and repeating the question won’t change that. If you want to build monolithically, 36.5 cm will probably be sufficient – after all, you’re not planning gigantic window fronts.
