We unexpectedly had a phone call with the architect and discussed his current drafts, as well as the ideas that "hinted at" in her planning. What he kept saying is that he wants to bring the building services and consumers closer together. So, in case the house connection is located at the top left, the bathroom on the upper floor should be in the corner and the kitchen on the left side of the house.

He is not very happy with the routing of the line from the house connection to the kitchen "through" the stairs. The possibility would be either through the floor under the underfloor heating (which he prefers not to), under the ceiling (not possible in the stair area), or on the floor (which I think would still be acceptable in the stair area).

We have now agreed to provide him with suggestions/ideas on Monday and then continue with the planning. The conversation today was already a significant step forward thanks to your input.

Yes, I had already hinted that Guest and HAR might have to swap places. Although the architect is exaggerating a bit, if you ask me.

In my assessment, he is very cautious when it comes to building services and structural engineering. I think this is partly just his way and partly because these are topics that someone else plans/calculates in detail. I can well imagine that he simply does not want to deliver anything that the subsequent planner will then shake their head at and send back to him.

Therefore, such assessments in the sense of "he is exaggerating a bit" are very helpful to me.

Then be a little helpful to us as well and once explain the division of labor between the different planners (?)

Gladly, but please don’t ask me why it is like that.

There is the owner of the property (an architect (A) and an entrepreneur (U)). They planned the construction project together with another engineering office (B). The architect also has an architectural firm (C). My contact before purchase was mainly with the seller (U) as well as, in case of queries, with an employee of (C). I understand the setup as such that (B) and (C) are responsible for project planning, calculation, or basically everything up to the sale and subsequent start of construction. However, for the execution planning and all subsequent steps, another architectural firm (D) has been commissioned, and we are currently at the point where (C) wants to hand over the current status to (D) in the best coordinated form possible.

I don’t quite understand why the setup was chosen this way, and the communication channels are complicated as a result. This also led me to show a certain mistrust (see my thread on KfW55 for the project) and experiences from acquaintances with other developers were by far not particularly positive. But if you put aside the somewhat indirect communication channels, the results have so far been without exception very good.

Your terraced house apparently should not stand out from the other residential units, as also in the thread - and there: you can marvel at how confusingly complex one can make a property development structure; in that regard, you are "still off lightly" :)
