The story height is 3.03m. In variant 1 a staircase with 17 steps is planned (the drawing is not accurate here), in variant 2 16 steps are planned.

We had thought a lot about this in advance, visited a show house with a similar floor plan of the living space and tried to arrange our furniture as best as possible. We had planned the following layout: kitchen on the right (two rows about 2.7m), then the dining table 3m (1m wide, chairs on the sides, each side still 1m for chairs, which mostly stand under the table when not in use), leaving just under 3 meters for the living room. That's not spacious, but for us it’s the compromise we accept because of the location.

Can you specify the exact external dimensions of the ground floor? The building services were squeezed into the pantry. What exactly is included there? Is the cupboard in the hallway supposed to contain the washing machine?

Correct, the building services are located in Variante 1 of the pantry and in the hallway niche; these areas are not usable as a pantry or cloakroom. A washing machine is planned for the hallway niche. I personally don’t find that so bad, for example separated by a sliding door. But a cloakroom would of course be practical there.

According to current knowledge, the building services include a hot water tank, the indoor unit of the heat pump, the house connections (water, electricity), media distributor, heating circuit distributor. I think that’s it. The detailed planning should take place in the execution planning phase.

Attached are the external dimensions of the ground floor. The left wall is 30.25 cm, the bottom wall 42.75 cm, the remaining walls should all be 36.5 cm.

when I see how full a utility room is with all the technology,
water, electricity, media, heating, possibly controlled residential ventilation, descaling, photovoltaic battery,
plan your storage room/closet as a utility room right from the start

I had the same idea. However, it is supposed to be somewhat problematic (cable routing, energy aspects). It should also be considered that we need storage space somewhere for suitcases, decorations, and whatever else accumulates in a house. There is no attic or basement available.
