We have now received the final draft. The static calculations will now be done, the TGA planner will get back regarding the building services and the changes to the building application will then be submitted. In principle, he has now incorporated all changes according to (the windows are a bit different). I can't even tell you how grateful I am! We would never have come up with such a draft on our own with the "architect."

Unfortunately, I can't say anything about the static calculations yet. It is now simply planned without a support and in my opinion the structural engineer will have to come up with a solution. But I am trying to find out what the solution will be.

Good morning, we are still not much wiser, but at least we have now received the information that the present approval structural analysis assumes that no additional support is required in the interior. I wouldn't have thought it would take 2 1/2 weeks for this statement, but I am not an expert either.

Good morning, our project on site is still not really progressing and there is still no contact with the architect who is supposed to do the execution planning. But trees have already been cleared on the property and initial work to demolish the building currently on the site has begun. I would also interpret the lack of feedback regarding our floor plan changes as meaning they are not a problem.

However, I have a quick question:
The construction project is planned with a central exhaust system (bathrooms, kitchen, storage rooms) and supply air through window rebate ventilators. I asked whether a controlled residential ventilation system would also be possible and was informed by phone that this would likely be possible for an additional cost of approximately €17,000. Without having any information about the device etc. at this time, I still considered the surcharge to be very excessive.

My assumption was: exhaust ducts must already be installed, the ceiling is thick enough to also install some supply air ducts there. Therefore, it shouldn’t be too complicated.

Am I completely wrong in thinking this and is this a reasonable order of magnitude, or is someone trying to optimize their margin?

The ceiling will just be thick enough for the static structure. And it was designed once for multiple residential units, thus basically free for each additional unit. The execution plans for almost every trade would have to be changed just for this one unit. What you can save in costs by standardizing at the residential building is therefore largely lost.

And whether the additional cost is justified you might not care about, since you only have exactly this one provider for it and have already signed. The motto is therefore: take it or leave it. So the question is: Is the surcharge worth it to you?

A little defensive pricing is necessary ;-) (if I remember correctly, your property belongs to a "bulk" of developer residential units mixed in the form of apartment blocks and terraced houses, where the buyers' appetite for special demands is traditionally curbed).
