Hello,
what exactly is supposed to go in on the ground floor? The cloakroom area is quite large, is there a specific reason for that?
The bathrooms are small, and am I right in seeing that the toilet and bathroom upstairs are separate? Personally, I would never do that, because I, for example, like to go to the toilet once more before showering and then don’t want to go back into the hallway. Do you currently have it like that as well?
Regarding the cost estimate, you better take the comments seriously. Almost EVERYONE here says that 600k is unrealistic. Yes, you have a buffer, but that is basically gone from the start if the cost estimate is actually off. So if the house with maximum average equipment maybe already costs 800k or more, and you think you have a 200k buffer regarding the choice of materials, kitchen, bathrooms, etc., it can become tough during the construction phase.
No one here means any harm by repeatedly saying this. These are warning words for your own good.

Hope this plan is better now. I have marked north. The other plan was from the surveyor, which also included the existing small house.

The house (living space) is oriented southwest. The entrance to the house is from the east, to the property from the north, and the carport will be as far forward as possible on the tip (east) and also accessed from the north.

The gray block is the neighbor’s house. Currently a bungalow, and in the animation it was shown how tall the house could be at maximum if the building regulations are fully utilized.

The glass should not be reflective (also because of the birds). The neighbors to the south are all also oriented south and have hardly any windows facing us. The neighbor’s bungalow to the west is lower and has hardly any view of us. However, since we must reckon that it will eventually be sold and possibly built higher, we planned the kink in the living area. Here we look exactly southwest into the alignment between the properties. And towards the north we want hardly any windows. But fundamentally it is okay if we are somewhat visible.

Thank you for your explanations, also regarding accessibility. Unfortunately, I currently don’t have a plan with wall measurements, but I will take care of that.

Do you have any ideas regarding the WC? Would you leave the door as proposed?

In what way is the kitchen a challenge and would you have a suggestion for that?

I don’t find the proposed place for the fireplace ideal, especially because I can’t imagine how the chimney is supposed to run. I would be very grateful for better ideas.

The possibility to work in the bedrooms is planned. And we had initially thought of having the sauna on the upper floor, but it would then be quite small, so we are considering placing it downstairs near the fitness area. But the basement feels completely unbalanced to me; unfortunately, I have no concrete idea how to improve it. I would also be very grateful for suggestions there.

We would have a great view on the top floor, hence the idea to build three stories. Two floors would definitely be Plan B, if the budget requires it. For now, though, we want to pursue Plan A.

Sauna on the upper floor ... the important thing is first to define what you expect from the individual room areas.

For example

    [*]Sauna .. just for the two of you or also for guests? Access to the intended pool?
    [*]Work ... really constant home office use or just sporadically as everyone has their private paperwork to do
    [*]Sleeping ... really separate and should the retreat area per person then really be in the "sleeping" area or would another room combination be better (e.g. also think about that you might want to heat the sleeping area only to about 16°C but want to stay a bit warmer, and underfloor heating is not really suitable for quick temperature changes)
    [*]Living ... also with guests? Or rather only with guests in the dining area? Then the living area could maybe be smaller and more private ... so different floor layouts
    [*]In which rooms do you really need a full great view, where is it enough just to have a view outside, e.g. to your own garden
    [*]Fireplace use .. when and in which situations do you imagine it?
    [*]Bathroom concept .. I would integrate the WC there
    [*]What kind of kitchen users are you, briefly and simply with an everyday kitchen or rather sometimes long, elaborate, possibly with friends. Terrace connection kitchen/summer dining preparation etc.
    [*]Storage needs ... what needs to be stored and where would you like to assign it ... so to which house area
    [*]Guest room needs for overnight stays .. you say 5-10 guests per year .. more than 1 night? How does it tend to be? Is there maybe a small hotel or holiday apartments nearby where you could also accommodate overnight guests .. that might give some freedoms in the layout of your retreat/work areas and possibly save a few sqm = costs


In my opinion, it is currently not about whether it is a good idea to put the guest toilet across the full width next to the elevator ... it is still too narrow for barrier-free access, to set up the kitchen, etc., but rather about determining whether 3 levels are necessary, how to combine the living areas into meaningful units (see questions), etc.
