Wow! I think this is a very extraordinary individual house, I really like it at first glance!
I am not a floor plan specialist, but what caught my attention:
This large room for everything and nothing downstairs on the ground floor: I somehow can't imagine coming out of the sauna and then entering a study with a guest bed couch… even if there is only a cabinet with file folders that you just need. I would find that somehow inappropriate for the overall concept of the house.
I can well imagine a gym and a "relaxation room" there, especially with the view. I would place the sauna directly on the terrace with a view of the garden. Then fitness around that room and where the sauna is currently planned, the separate work-guest room, with a few additional square meters.
Guest WC would be too small for me at 1.6 sqm.
As a fireplace, I could well imagine a hanging model, if that is technically feasible with a chimney.
I also consider the budget of €600,000 ambitious, but I’m really keeping my fingers crossed that it works out and would be happy to read more about your great project here!
