Yes, exactly, that is the plan. I originally also came from Pinterest & co. But unfortunately had to realize that much of it is unaffordable… How big did you build? What would you do differently today?

At the moment we are still leaning more towards 3 levels and elevator, but 2 levels are definitely Plan B.

When do you want to start with the considerations? The plan is finished, calculations were done by the architect according to your statements. Plan B, when the basement and ground floor are built? Or already when the high offers arrive after the building permit and the financing for a three-story building is secured? Backtracking can be quite expensive.

We intended to have 177m2 without a basement (not practical in a flood area). It ended up being 153m2.

Currently, we are at just under €620k net pure construction costs. And we are saving almost everywhere.

We are already considering Plan B today. And your repeated emphasis on creating the list of waivers was very important. Thanks for that. We are currently finalizing it (afterwards I can also discuss your draft accordingly).

But at the moment we want to pursue Plan A. That means setting a floor plan that takes into account as much as possible of what is important to us (and is affordable), omits everything that makes it unnecessarily expensive, and then put it out to tender. And based on the offers perhaps rethink one thing or another or move to Plan B. We definitely will not start building before that.
