...I had completely overlooked ... so you have SW / W on the ground floor as the only “opening” the front door? Phew, I would think about that again....

Exceptions The following buildings (structural installations) have no own distance areas and are also allowed within the distance areas of other buildings:

Source: Amt24.de Why should the clocks tick differently in Saxony? I would throw the architect who told you otherwise in the bin.

Nonsense, someone here can't read development plans.


Unfortunately, 120 sqm per floor (!) is already almost the minimum to afford a space eater like a straight staircase. I wouldn’t even consider something like that below 12 (with a recessed belly also 10.5) meters house width.

The setback distance of the garage is absolutely unnecessary.

The bedroom in #8 (left) does not work. You’d need a robot like in high-bay warehouses to remove the sleepers from their beds.

There is no development plan.. only a positive preliminary building permit, which states the following..



The 120 sqm minimum for a straight staircase, in your personal opinion? If we take a quarter-turn or half-turn staircase, don’t we gain 20 sqm of floor space per story? Or are all houses under 100 sqm per floor then also not worth building?
I don’t quite understand how you come up with that number.

Thanks for the objection, especially the one regarding the distance from the garage.

Regarding the children's rooms, we are against the widely held opinion in this forum that children's rooms must be >15 sqm; cars are also many times larger than our children and simply need a fixed area. I grew up with my brother in a 10 sqm room and didn’t have a bad childhood. But everyone has a different attitude towards this.
