Floor plan design / draft single-family house flat roof with double garage

If I may briefly digress from the floor plan planning, I have now seen 2 flat-roof houses where the plaster 30cm below the parapet, basically where the structure (frame) on the roof begins, has completely cracked all around after one year.. certainly a construction defect, but what was done wrong with these houses?

For two cars, 5.50 is also enough - you need more if bicycles or garbage bins are to be pushed through in between. At least with the driver sides facing the central aisle and only the driver getting in and out, 5.50 is even comfortable. At the other extreme (both forward or both backward, getting in and out as a family event in the garage, and with a garbage bin rolling path) you can gladly use 7 m.

Due to the boundary construction on the east side, according to the architect (who is also planning the neighboring property), there is the "problem" that our plot slopes slightly downwards to the east/south. Since the garage is to be built solidly, including a parapet, on the same level as the building (slightly elevated towards the east) and the driveway to the street will also slope down, we would exceed the 3m height limit towards the neighboring property... on the west side it might be possible to realize it, as that is where the highest point of the plot is.

The garage does not have a passage to the house, so that already decouples it somewhat from the floor height.

The height restriction refers to the "average wall height." In doubt, I would rather forego the non-inclination of the garage roof and follow its slope according to the terrain than effectively narrow my house because of it.

One should also take a close look at the state building code - maybe knows more about this - but I believe (depending on the federal state) you don’t have to fully comply with the building setback in case of an exceedance, but only retreat accordingly to the exceedance.

Otherwise, just see what can be sacrificed with as few tears as possible. The parapet, for example. It’s not that characteristic for the Hornbach style after all.

I only know it this way: If a limit is exceeded (in Saxony 3m average wall height, 9m wall length, no wall opening), the privilege is forfeited and the building triggers distance requirements (in Saxony at least 3m) Therefore, the architect should be able to get approval for that. When 'skimming over' the 12 pages, I find it more concerning that despite multiple hints the discrepancies, especially those mentioned in #22, were not clarified and therefore the worm could make some posts unenjoyable.
