Why is there no boundary construction??? You can put the garage at the property boundary... what is the orientation? For improvement suggestions, measurements and orientation could be useful.

Thanks first of all for your honest opinions!
We are aware that the upper floor (OG) doesn’t work like this, which is why we are also looking for other solutions. However, we would still prefer not to do without the straight staircase. A construction over the garage (1m), as mentioned, would also still be conceivable on the upper floor. We tried two floor plans for the upper floor without enlarging the area; what do you think of them? Whether something like this is feasible, the architect will tell us.
As mentioned, we also want to change the ground floor (EG) again so that the living area becomes a bit larger..







Yes, a window will be added there! As already written, we want to enlarge the “living area” a bit, yes, if you look at the corner individually it’s 10 sqm, but as a whole living-dining area it is still an open 40 sqm. We consciously wanted to move into the corner; many have their kitchen and living area in a line with the dining area there. There is enough space for a sofa / coffee table / TV, that’s all that’s needed there.




Yes, moving the staircase further up is one of the things we want to try.
Only cars are supposed to park in the garage, nothing else will go in, behind it there will be an extension overlapping the house at the back, as shown in the picture.
Additional storage space is the pantry next to the kitchen and the utility room with 10-11 sqm, if you take a bit from that for the living area, as well as the space under the stairs..




We hadn’t thought about boundary construction yet, but that only works if it’s not part of the house and is submitted with the building application, right? It should be directly integrated into the house...
The orientation of the property is downwards SE (terrace)

Why do you insist on having a straight staircase? The house is too small. I also find the other two upper floors terrible. The children's room is smaller than the hallway, something is wrong there.

The extension is enough for a lawn mower and a trash can, at least that's how it looks. In the pantry, you usually have supplies. Technology plus washing machine, that's where the 10sqm are used up. You have no attic and no basement. For me, that's too little storage space, but opinions differ on that. I think after a year only one car will fit in your garage

Your upper floor is too small. One room too many. If that's the standard. Measure how much walking space there is next to your bed.

Try adding 0.5 - 1 m more width on the upper floor if the budget allows it

What just occurred to me... if you have a long driveway and are not fixed on it. If the development plan allows it... move the garage about three meters forward, technician room behind the garage. The study replaces the previous HAR. Saves you a room upstairs, maybe allows a different layout...

The way you want to build and the example photo should allow for boundary construction. After all, the garage will not be part of the house but built outside the thermal envelope. If the technical room were behind the garage, then it wouldn't.
Nevertheless, the garage will be a significant cost factor. Consider that cars are given more space than children. I would rethink that if I were you.

I would also avoid a straight staircase.

Personally, I don't mind if the staircase starts in the dining area – what's important to me is that the sofa is out of the line of sight.

Regarding the garage again: I wouldn't take away the west side of the all-purpose room with a garage.
If the terrace is southeast downstairs, I would rotate and mirror quite a bit... the whole design.
