Thanks first of all for your honest opinions!
We are aware that the upper floor (OG) doesn’t work like this, which is why we are also looking for other solutions. However, we would still prefer not to do without the straight staircase. A construction over the garage (1m), as mentioned, would also still be conceivable on the upper floor. We tried two floor plans for the upper floor without enlarging the area; what do you think of them? Whether something like this is feasible, the architect will tell us.
As mentioned, we also want to change the ground floor (EG) again so that the living area becomes a bit larger..
Mmh... there is a window missing in the WC. Just to tick that off first.
The whole thing is certainly different, but I wouldn’t want to live inside it. If it’s going to stay like that, I would reverse the walking direction.
I don’t see any reason for the thick wall between the staircase and hallway. Also, the hallway is quite wasteful for a house of this size. The upper floor consists, apart from the bedroom due to the staircase, only of narrow corridor-like rooms. Not even 10 sqm for living space is close to poor planning. So no, I wouldn’t build it like that.
Clear thing: the staircase must go and be replaced by a space-saving version. The large hallway must be reduced and added to the living space. Upper floor completely new.
Yes, a window will be added there! As already written, we want to enlarge the “living area” a bit, yes, if you look at the corner individually it’s 10 sqm, but as a whole living-dining area it is still an open 40 sqm. We consciously wanted to move into the corner; many have their kitchen and living area in a line with the dining area there. There is enough space for a sofa / coffee table / TV, that’s all that’s needed there.
I like that the straight staircase starts in the dining/living area, we are doing the same. Of course, you have to know what you’re getting into (kids/teenagers through the living room etc.)
I think the house has interesting approaches, but overall I wouldn’t want to live in it either. For my taste, the house is too narrow for a straight central staircase. We have 0.5 m more upstairs and in the ground floor partly even more and are struggling with the measurements.
The living room under 10 sqm also seems way too small to me, especially in proportion to the rest of the sizes. Hallway space is pure waste by contrast.
I generally like the L-shape on the ground floor.
Are cars supposed to park in your garage? If so, I wonder where you have storage space etc. That seems very tight to me. But everyone is different.
I find the upper floor awful in terms of layout. I would start completely over.
Maybe move the staircase further “up” (away)?
Yes, moving the staircase further up is one of the things we want to try.
Only cars are supposed to park in the garage, nothing else will go in, behind it there will be an extension overlapping the house at the back, as shown in the picture.
Additional storage space is the pantry next to the kitchen and the utility room with 10-11 sqm, if you take a bit from that for the living area, as well as the space under the stairs..
Why is there no boundary construction???
You can set the garage on the property boundary...
What is the orientation? For suggestions for improvement, dimensions and orientation could be useful.
We hadn’t thought about boundary construction yet, but that only works if it’s not part of the house and is submitted with the building application, right? It should be directly integrated into the house...
The orientation of the property is downwards SE (terrace)
