Well-intentioned and certainly the right approach to have when building a house, but if the living area in the apartment is currently what bothers you the least, do you really have to throw it all away? As I said, we wouldn’t know how else to place our sofa without blocking the glass front… and actually watching TV properly.

What currently bothers us the most: no own nursery for the child, no large bathroom, no window in the bathroom, no walk-in shower (no shower at all, only a tub), no guest toilet, extremely small bedroom in the attic (no ventilation possible during the night shift in summer; in the morning since it’s the south side = oxygen goes down to zero, temperature rises = 1 week of poor sleep, hence also definitely need a central ventilation system). Garden to play for the child (children), just being able to barbecue, etc.

These are things we look forward to, not 2 meters more distance from the TV.

On the one hand, I don’t read that “some are nitpicking on 10sqm” here, on the other hand: Katja has drawn exactly what you want: kitchen and dining on one line, living room somewhat hidden. And you can also swap kitchen and living room. This is not about fine-tuning either, that can then please be done by the architect, who is also the one collecting the money from you.

Please take another closer look before you always mention this “but.”

I am aware of that, and yes, we are doing so, we are also happy about the provided floor plan and appreciate the effort. We will take much of it with us and reconsider it at the next meetings with the architect.

Certainly, everyone here has a different tone and opinion, which also enlivens the forum; not everyone should be lumped together... I probably expressed myself too generally regarding the 10sqm living space.

I struggled with the straight staircase. For a house of this size, a nightmare and you have to swallow quite a few toads. Anyway: 16 steps / 25 tread (toad 1) / 18.75 riser height at 270 floor height, 300 ceiling height.

House width with these strange 24cm walls is now 10.7 x 8.95 (toad 2). What will come of that remains to be seen. The cut-off corner was almost completely lost (toad 3) - maybe it’s better to just drop it entirely. Staircase entry in the entrance area (toad 4).

Under the staircase at the start there is an unusable mouse nest (toad 5). This room is useless anyway (haha!), but here it’s official. It’s hard to access. Maybe a small hatch could be built from the WC where you could place a bucket or something like that.

The layout upstairs isn’t great. At least 14m² for the kids in the best case. Bathroom is quite narrow but doable. Access through the dressing room can be a plus if you like that.

The biggest toad (6): access to the office only through the bedroom. I tried quite a few things. Everything was worse than this toad.

Because of the narrow exterior walls, you always think the rooms are quite large. But that’s deceptive. Everything is cut very close.

A total of 6 toads – probably not even all of them. You quickly notice that the staircase ruins everything and you long for the landing again.

put a lot of effort into it. The upstairs is really very difficult. It’s somehow one room too many. Without the study, I think it would work well.

I can’t quite figure out the garage on the ground floor. Did I get something mixed up or is the driveway not rotated 90 degrees? Then the garage would be in front of the house, right?
