... Don’t forget site plan and north arrow
So, I have tried to compile everything below.
Development Plan/Restrictions
Rear property with a slope from the street side (see sections). Rudimentary development plan from the 70s. No restrictions from building envelope, floor area ratio, or plot ratio.
Total plot size approx. 730 sqm, of which 80 sqm is driveway.
Client Requirements
Single-family house for four people (2 children), one study room for each parent. Separate dressing room, which is not integrated into the bedroom. Spacious guest room in the basement, as grandparents often visit. Space for a sauna in the basement. Sufficient space in the hallway for shoe cabinets, etc. No open floor plan, i.e. at least the kitchen is separated.
House Design
Design comes from architects. Desired room program was implemented, but the hallway on the ground floor is apparently too narrow. The "critical" point in the planning process was the north side of the upper floor, as relatively many rooms and space for a "T" in the bathroom were needed there.
Why did the design end up the way it is now?
Individual planning together with architects. Various options were discussed and the plan was successively adjusted.
What is the most important/fundamental question about the floor plan summarized in 130 characters?
How can the "hall" area, especially the floor plan on the ground floor, be redesigned to avoid "dark" corners and ensure sufficiently wide passageways? There should still be enough space in the hall for several cabinets. Furthermore, a staircase with a landing or at least a non-spiral staircase would be preferred. External dimensions of the house (e.g., 25 cm shorter and 25 cm wider) can still be changed, although we would generally like to keep the current floor area. The length of 12.50 arose because we needed to accommodate several rooms on the north side of the upper floor (bathroom, dressing room, bedroom) and the property naturally suggests a rather elongated orientation of the house.
However, I look forward to honest feedback on all points you notice!
