I don't think there's anything wrong with the ground, so we're definitely going to buy it. The property is located in a purely residential area and there used to be a residential building on it, but it was demolished a few years ago. We had it included in the purchase contract that the seller guarantees there are no contaminations etc. I just spoke with my husband, we will get an extract from the land registry office on Tuesday at the notary, so we probably don't need a surveyor after all, do we?

If a coordinate cadastre is available and the AR is able to transform these coordinates into their system – no. However, I don’t know any AR who can do that reliably. The cadastral excerpt alone is relatively worthless, it only prevents the wrong property from being transferred at the notary – you cannot build with/on it.

In the end, your hesitance makes no sense: you need a surveyor anyway for the final surveying and if you need one beforehand, it is absolutely advisable to work with the surveyor from the very beginning and not just when something doesn’t go as planned. Involving a surveyor now does not cost more – but not involving one even though you need one can cause significant additional costs later.

Construction expert and Dirk, thank you very much for the information. I didn’t know that again ops:. I thought that was only important to determine the plot size. As you can see, I really have no clue about anything yet. But luckily, there’s you . Then I’ll start looking for a soil expert and surveyor . Are there any important tips for that as well??

Is this actually an existing residential area? I don't remember anymore. As a first reference point, we approached the neighbors (who built two years ago) and asked if they had conducted a soil survey.
