There are two beautiful apartments, one 120 sqm and one 210 sqm, plus a basement.

So either he likes it spacious, is planning many children, or something is seriously wrong with the communication.

I believe the latter because his numbers from the architect do not at all match the scale of the property.

I rather see something like 220-250 sqm (+possibly basement) based on the construction costs from the architect. However, that would be very, very tight.

So the architect has only roughly estimated in the consultation since, as he himself said, he only makes the exact calculation once the contract is signed.

Therefore, I can only pass on this information for now.

The 120 sqm are not just for me alone but also for my wife and 2 children as well as possibly a third.

I prefer it bigger because if I need it, I have it. If not, then it doesn't matter. It's just annoying if you need it but don't have it. The same as with a car. Better to have more horsepower that you can call on if needed than none.

If the price doesn't fit, I'll leave the plot alone for now since I'm not buying from the municipality and therefore am not subject to any building obligation.

Existing properties would have been possible for about 450k. Initial maximum amount. But once you look around at what kind of gravel you get for that price, you quickly reconsider.

Oh, with a wife and 2 children it of course looks different again. But then it is actually too small

Do you also read the posts and the problem that exists here? It is not at all clear how much (living) space the house is supposed to have in total.

By the way, the comparison to a car is misleading. But for house and car, the rule is: as big as necessary, as small as possible.

On suspicion (you might need it sometime) is a waste of capital or has other (possibly irrational) reasons.

What surprises me is that your bank includes the shift allowances.
Additionally, you are at an age where you absolutely won't take anything from anyone, even worse than puberty, but fortunately not as much money is involved there.
