Incidental construction costs probably around 20-40 k€. The plot is already developed but since it's in the second row, the connections have to be extended about 20m.

20-40k incidental construction costs for building with a basement??? That’s a joke. Just calculate at least double that. The earthworks alone cost that much. So you have 90k equity and need to finance the rest, right? If that’s the case, I would avoid it, that will be too much.
