Expected construction costs in Hessen: architect vs contractor

In the meantime, I was with a BU and an architect. Planned pure house costs without incidental building costs 330 - 480k €.



As I already said, either we try to act like adults or you continue to play such games in kindergarten. I have no time for such nonsense, but rest assured that my salary far exceeds that of a banker. Thanks to shift work.



So, mathematically, I came to about 330-480k € depending on the equipment with an architect. The BU is cheaper there.

Prefabricated houses are not an option. I am at about 200,000 € for the plot of almost 1000 m².

Will report as soon as it goes further.

The house is primarily for me, but my parents are considering moving in as well, though the loan is in my name. Regarding the installment, I can say that I will cover 1500€ alone, and the bank has already approved this at 1.22%. I had already taken care early on to have a good credit score.

1.22% for what? How long is the fixed interest period, how high is the loan amount, etc.?

Loan amount €380,000. €90,000 equity

11 years 3 months

10 years fixed interest rate, special repayments €15,000-20,000

Monthly €1,500 installment

I don't want to come across as intrusive at all, but are you aware that after 10 years you still have an outstanding debt of almost €238k?

Prepayments not included, although those are often more wishful thinking than reality.

If you let the interest rate be a bit higher after 10 years, those €1500 will quickly become €2000 or more. Are you aware of that?
Alternatively, you can then lower the repayment, which would be rather unproblematic given your age. But whether it makes sense to service the loan for 35 or 40 years in return is another matter.

Why not at least fix the interest rate for 15 or 20 years?

I do believe that my salary clearly exceeds yours. And that without shift allowance and working hard.

I communicate normally. But whoever opens a thread so confusingly and then gets cheeky will have some trouble at construction sites when things don’t go well^^
