But you should do that. You don’t have to commit to a precise amount for that. Well, you should at least know whether it’s 350,000 or 500,000, but you can request a specific amount and you don’t have to sign anything because of that.

I would only sign that after the request, you will end up at half the square meters.

Because that is the reality.

So we have the financing request for interest rate X. Just not signed and submitted yet.

The annoying thing is that you really have this thought at the back of your mind that you only build once. And you want to somehow fill the 800sqm and not just fill an area the size of a garden shed.

At least I, my parents would be satisfied with 80sqm. But my parents have always been content with less, but everyone has to decide that for themselves.

We are either talking past each other, or you don’t understand what I mean.

You will receive an offer from Interhyp, which states the amount and interest rate, etc., and everything looks complete. You sign everything, submit it there, and they forward it. Only then will the bank conduct a concrete review!

Therefore, as you already say, you haven’t even submitted a financing request yet. Do that first, before you imagine loan amounts for yourself that are completely off.

I just want to share my experience with you. It was the same for me back then – at first, everything was great, then most banks backed out. So just a bit smaller overall, and then it worked.

You still certainly have plenty of options to make your house smaller.

Well, don't exaggerate. Just take the intermediary's offer and add 0.1-0.2% to it, then something will surely be found. If it goes well, you even get the mentioned condition or won't be rejected by the price leader.
