Without wanting to offend anyone, I read the following:

Basement 120sqm
Ground floor 120sqm
1st floor 120sqm
2nd floor 90sqm

That makes a total of 330sqm of living space and 120sqm of usable area.

I don’t read anything about a garage, parking spaces, or similar. But I do read mid-range to upscale fittings.

And at 330 * 1,800 euros (i.e. mid-range fittings) = 600k

And 100k for a basement I also don’t find very unrealistic.

Don’t be mad at me, but I don’t see a 4 or a 5 in front of that. With a lot of saving maybe a 6, rather a 7.

My opinion.

No, one floor less: ground floor 90 +30
Upper floor 120, basement and attic

The annoying thing is, it hardly makes a difference in price whether it's fully or partially basement...

The basement is clear in terms of price. And a partial basement doesn't make sense. You noticed that yourself.

I would rather focus on the attic.

He writes in the initial post 2nd upper floor 90sqm, later as a sleeping level.

Full-fledged living and sleeping space costs money. It’s not free on top .

I still read 330sqm living area according to the Living Space Ordinance.

What do you actually want with such a huge house all by yourself? Even if your parents move in, you still have 120 sqm as a single person.

So another 180,000 for the roof level on top!

Well, now it’s actually getting very decadent:
What do you plan to have on the upper floor if sleeping is done in the attic? 90 sqm living room with a little kitchen attached?
