That means absolutely nothing yet. When an offer is selected, the advisor forwards your case to the bank, and it is reviewed again there. And often a completely different decision is made then!

That's exactly what I meant by that. Everything you calculate yourself on the internet, or even the advisor during the appointment, is not binding in the slightest, but only calculated by the computer.

The decision is then made at the next level by the bank. Therefore, I would suggest going directly to a bank and demanding a written commitment.

I only came across the thread today and am therefore not entirely sure, but from what I have read so far, the creator does not yet have a truly binding offer that has also been reviewed by a bank.

Indeed, you have recognized that correctly, my dear.

The problem is that you first need to be clear about the exact loan amount because I would prefer not to have to finance additionally later.

You haven't missed anything so far either, because at its core it's about the question of how high the financing would realistically have to be in order to build a house with fantasy dimensions. There are still no bets against the answer from Deep Thought not being "42" this time.
