Somehow a funny thread...

The first question implies a "tight" financing. Then the living area fluctuates by several dimensions with each new piece of information, and now the intended installment is suddenly increased by €1000. Something is clearly going wrong.

Maybe it would make sense to summarize the existing information. So how much living space there is in total at what calculated construction price plus land and ancillary building costs, and which amount of that should be covered with equity. Maybe then one could get an idea of your plans. So far, it can hardly be taken seriously.

Between expectation and reality, there is unfortunately always a certain margin, but we should all be familiar with that. Since I'm not 100% knowledgeable in the subject and still need to read up on it, it is clear that not all parameters can be taken into account.

The rate was initially 2500€. So I have only scaled back to my original plan. Nothing spectacular. Good for a LIDL employee, probably their whole salary, but for a chemical industry tariff employee working in shifts, it's not a big deal, but that's not what this is about.

Rough outline

2 full floors, floor area ratio 0.4, floor space index 0.8
Minimum 220 sqm living space
Basement + ground floor + 1st upper floor + attic developed
Additional construction costs 40,000-60,000€
Outdoor facilities 15,000-20,000€
Land itself 200,000-250,000€
The loan can still be adjusted upwards, this is just a preliminary request and it was approved. After the final calculation, the final contract will follow.

But if you are really interested in why you can just raise or lower the rate by 1000€ on its own.

Entry level for chemical industry tariff employees E6

Additionally, individual performance assessments, hazard pay, chemical/pharmaceutical bonuses, accident-free work allowances, bonus payments, Christmas bonuses, etc.

Within an hour, your figures fluctuate between 220sqm and 280sqm, which should be around 100 K EUR. Great.

Please separate the loan amount from the construction project.

Construction costs are one thing, financing is another.

90-120-70. Sounds more like the disproportionate measurements of an obese woman.

Please sort and organize yourself.

Correct me if I misunderstand you, but then you really can't take this seriously.

Tone down your big talk about your salary and just put the numbers on the table. A rate of 2400€ plus 400€ ancillary costs should correspond to a net salary of 7000€ according to the 40% rule. Do you have that, yes or no? And shift allowances only count very limitedly, because they quickly disappear in case of illness. Self-employment can be vaguely factored in, provided that regular income is generated there and that it is expected to continue over the loan term (30 years). At least with an E6 now, I see very limited development potential.

No offense, but I'll offer a dose of realism...

Well, a salary of €3300 gross is okay, the leverage in chemistry is the bonuses. My neighbor worked at Sanofi in insulin production only late shifts. He looks 15 years older after 5 years and has only complained. I think the salary does not fit the plan, my personal opinion. And I am an AT banker, there it only starts at €5200 without bonuses.

The salary had absolutely nothing to do with this, but if you really want to know why I can just go up or down by 1000, you get a blunt answer like that. It also has nothing to do with this here, but if you are that curious, you just have to expect the answer.

On the other hand, as HilfeHilfe has already said, the magic begins in chemistry with the allowances.
