after (hopefully) everyone has calmed down a bit, I’m trying here again for a fresh start.
First of all, I apologize to everyone who felt attacked or where misunderstandings arose. That was not my intention.
To clarify current (open) questions in order to enable the continuation of this thread.
Since this topic did not bring clarity to some due to my insufficient statements, here is a more detailed explanation.
Desired, the emphasis is on desire, is a two-family house (not a duplex, not one half or anything else) with two separate entrances. Lower apartment (ground floor), upper apartment (1st floor). Attic apartment. The attic apartment is mainly for own use, primarily for the children. Later on, if one wants to sell/rent, connections for bathroom and kitchen are planned to be installed in the walls, that’s the plan. Planned are ground floor with 120m², 1st floor 120m², attic 80m², knee wall 1.50m. Possibly also 1.30m if the 70% requirement for the attic is not met, since according to the building development plan no third full floor is allowed.
1800*320 = 576,000€. Additional construction costs about 35,000-55,000€.
Connection costs still need to be calculated. 25m to the back house. If the normal connection costs are about 6,000€, can we possibly calculate with x3 here?
Outdoor facilities, like paving, garage, etc. not yet included, will come later.
Regarding financing, we currently have to split it. That means the first financing for the plot, where we invest 110,000€, results in about 350€ monthly. Loan 90,000€.
The larger amount for the house has to be financed afterwards. The preliminary inquiry resulted in a loan of 480,000€ with 20 years fixed interest rate at the Commerzbank, currently an interest rate of 2.51% with a monthly rate of 1,849€. As I had read, 2.51% is not the best option now.
With that amount, we probably won’t make it with the desired house, so either reduce the house or increase financing, i.e. follow-up financing.
As I have read, the part of own work hardly pays off, unless you can take over the most important positions yourself such as roofing, shell construction, electrical work, etc. Then it of course becomes significantly cheaper. Floors, wallpaper, painting, etc. overall do not contribute to actual savings.
Comparison was made with Interhyp but they usually look for the best conditions.
Prefabricated house / solid house, if of similar quality, ends up being about the same. Possibly the prefabricated house is even slightly more expensive. We have already ruled out the basement, as it would completely exceed the budget due to the “white tub” (waterproof concrete). Pressing water from below, Riedstadt, district Leeheim.
