Hello everyone,

after reading along and gathering information here for many weeks, I am now going to be active as well.

We want to build a house in Saarland in 2015 with about 190 m² + double garage.

For this, we ordered some catalogs from nationwide providers and also obtained individual offers. Ultimately, based on a recommendation, we came across the regional provider DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialized companies and have built over 400 houses in the last 14 years.

If I understood correctly, I sign a contract with DHI, they create an offer for the entire construction, and I buy all the building materials. The individual trades are then settled directly with the craftsmen (according to the offer that was previously incorporated into DHI’s total offer). Allegedly, this has the advantage for me that in case of warranty claims I can hold DHI liable (contract with them) and if they become insolvent, I can also hold the craftsmen liable (payment to craftsmen).

Has anyone in the forum already had experience with the company DHI and can anyone say anything about this billing model?

Hello,

We do build in Saarland as well, but the company doesn’t ring a bell for me, which doesn’t mean anything at first.

If you choose such a structure and the contracting party DHI acts or should act as the general contractor, it depends on the contract. In such a case, I can only advise you to invest some money and have the contract reviewed by a lawyer. There are various contact points for this, such as [Verband Privater Bauherren], [Bauherren-Schutzbund], [Verbraucherzentrale], etc. Because they can tell you whether what you have in mind (who does what and who is responsible for what) is also established in writing.

What makes me suspicious is the payment directly to the subcontractors (craftsmen) or the right to claim against craftsmen in case of insolvency of the general contractor. But as I said, it all depends on a contract design that makes sense for you.

after hearing only good things about the company so far, we will now also build with DHI. We have already looked at some houses of acquaintances. Very clean and, from my point of view, good work was done everywhere. I am curious, it is supposed to start in spring

How far along are you?

You will find colored fields with your "Nick" at the top right of every window of the HBF, next to "Unterhaltungen" and "Hinweise". Look under "Unterhaltungen" and you should find what you're looking for
