Hello everyone!

I would like to hear your opinions on our long-developed floor plan, and therefore I am creating a new thread shortly before the building permit application with the current planning of our single-family house.

These are the preliminary drafts for the building permit application, and I have the last chance to review them and point out any discrepancies.

Actually, everything fits (for us), but before the detailed planning there is still some room, and the floor plan could possibly be adjusted.

I would be very grateful for your suggestions, ideas, and criticisms!

Greetings from Leipzig!

Hello,

Could you please fill out the questionnaire? Important information is missing.

I initially thought you were building with a basement. But is that the washing machine under the stairs? It all seems a bit tight to me. One or two children?

I don't want to go into detail, but one thing caught my eye: in the bathroom, the toilet is placed oddly. First, you have to walk a long way to get there, and then it's squeezed into the corner by the laundry chute? Is there enough space so you don’t bump your knees? And do you really want to look "dead ahead" at the wall like that?

Parents’ bedroom: a thin wall behind the bed to the children's room – that could be unpleasantly noisy.

That's it as a first impression.

Where is north? Or am I missing something?

I notice:

[*]Are the furniture drawn to scale? The table in the kitchen looks tight, is that correct?
[*]What is that small door at the bottom in the kitchen?
[*]Is the kitchen really planned that way? It seems to me that you would either have little storage space or little workspace.
[*]Do you not want to watch TV or how is the arrangement in the living room planned?
[*]The hallway would be too large for me. The study could easily be 0.5m wider, the guest WC 0.5m higher.
[*]For the study, move the door away from the upper wall so you can place a wardrobe behind it.
[*]What is the purpose of the corner of the lower wall in Child 1’s room? The wall could easily continue from the staircase.
[*]Classic dressing room problem: whoever gets up earlier always has to pass the bed. I would place the bed on the left wall on the plan, make the dressing room a bit wider, and allow access to the bedroom through the dressing room. Then you could also consider reducing the bedroom a bit in favor of Child 2, you don’t need 4.91m just to place a bed.
[*]The storage room has an inconvenient door; you cannot place a tall cabinet on any of the walls that way, so better to move it to one side or the other.
[*]Quite a marathon to get to the toilet on the upper floor.
[*]Either Child 1 or Child 2 probably has an awkward room orientation, right?

My brief thoughts: - The kitchen table is hard to reach and you also can't get out through the sliding door - Kitchen cramped, living room huge wasted space - no TV? - is the bottom right the north arrow? then north orientation? Oh dear... - Passage to the kitchen.. well - Garage door house? - Child 1, why the kink? - At the business, you hit your knee on the laundry chute - Bedroom very impractical

Long worked on, but then almost every door on the upper floor opens in such a way that you walk into the wall, let alone any consideration for space behind doors or general furnishability? By the way, I claim that the combination of kitchenette and dining table with two times chairs will become far too tight and that one row of chairs will instead become a bench if the table is to stay where it is currently drawn. It works, my parents have it like that too – in the eat-in kitchen, but not in the dining area for guests.
