Single-family house 11.35x9.65 floor plan and placement on the property

On the left are fields, the development area ends with our property. That is why there is also the 5m wide strip that must be planted according to the development plan. Would you have ideas for redesigning the bathroom? As already mentioned, we have a large garden with about 1000sqm just a few meters away. Since we are building without a basement and therefore would like to have a large garage, I hardly see any alternatives here except reducing the depth of the garage. But that only gains a maximum of one meter. The property is 20.85m wide on the street side.

I assume that the green strip may not be built on with outbuildings?

Yes, correct, according to the development plan we have to plant 5m on the left and bottom respectively. Nothing is allowed to be built there.

Is the ridge direction predetermined? If not, could you rotate the house (floor plan would then need to be redone).

The fact that you still have a large garden nearby is nice, but if it is not adjacent, it is a separate property. Maybe someone will want to sell it someday. For the current planning, it does not play a role. Therefore, I would already make sure not to build over the garden next to the house.
