If I compare our construction area in Berlin with a similar area 15 km further in Brandenburg, exactly the same companies build there and even when adjusted for plot prices, the costs are very different. If you look closer, this is solely due to the different standards. Whoever buys an expensive plot seems to build a more expensive house on it. This, in my opinion, essentially explains the regional price differences. In the East, where land costs little, much broader layers can build and then have to orient themselves at the lower end. Whoever can afford a plot around Munich will also be able to afford a higher quality house.
If that is the case, willo, the statistics say nothing. Because they compare apples with oranges. One would have to build identical houses, each a cheap one, let's say T and C, each a mid-priced one, let's say Okal Haus, each an expensive one, let's say Viebrockhaus in Stralsund, Kiel, Hannover, Ingolstadt, Ulm etc. to see where you end up.
