My recommendation: take a close look at the €1600 construction service description, compare it with your wishes and requirements, and try to determine how much your desired special features cost with the general contractor and thus come on top. For us, it was clear: no general contractor, but an architect, and so far everything is running quite satisfactorily. Construction start Monday in one week [emoji4]
Why did you then decide on the architect? Do you think it's cheaper that way? Originally, I also thought that building on my own would be cheaper than with a general contractor. But after everything I have read here (€1800/m2), the developer would be cheaper after all...
