My recommendation: take a close look at the €1600 construction service description, compare it with your wishes and requirements, and try to determine how much your desired special features cost with the general contractor and thus come on top. For us, it was clear: no general contractor, but an architect, and so far everything is running quite satisfactorily. Construction start Monday in one week [emoji4]

Why did you then decide on the architect? Do you think it's cheaper that way? Originally, I also thought that building on my own would be cheaper than with a general contractor. But after everything I have read here (€1800/m2), the developer would be cheaper after all...

Yes, definitely cheaper given our wishes, demands and local conditions. We are currently calculating about €2300/sqm. [GU] would have become significantly more expensive.

Because of the variables in the ancillary costs, one should calculate what the turnkey house with a slab and without painting, wallpaper, or kitchen costs. Then it becomes comparable.

So for us 163 divided by 108 equals 1.5. Same house without stairs, instead a floor hatch, attic not finished as usual in bungalows. 154 divided by 108 equals 1.425. The statistics for SH are roughly correct.

Including ancillary costs, excluding land. Architect's fee is therefore included. Controlled residential ventilation (approximately €17k estimated), KNX (approximately €15k surcharge) and kitchen (approximately €28k) are extra.
