Isn't that the primary task of statistics, to provide this nonsense entertainment value? No federal state is homogeneous (keywords large-area states, metropolitan regions, etc.) and to compare them "absolutely" without average wage, social product, purchasing power, and other indices is basically nonsense with a pseudo-mathematical guise. Here's to that, a Dujardin.

What exactly is included in the construction costs of 1800€ per m2 that are always mentioned here? Only cost groups 300+400 or also ancillary construction costs such as development, connection fees, architect, structural engineer, etc.? Or even the costs of a house up to move-in and completed outdoor facilities?

I believe even there are already different opinions again. Originally, the typical turnkey price of the GUs was calculated here based on the m². Then additional construction ancillary costs, painting and flooring work, and all other extravagances were added.

Hm that seems quite a lot to me, we have some turnkey GCs with good construction service descriptions for 1600€ per m2. Because of all the prices mentioned here, I have become very uncertain whether it is even worth building on your own.

My recommendation: take a close look at the 1600€ construction service description, compare it with your wishes and requirements, and try to find out how much your desired special features cost with the general contractor and thus will come on top. For us, it was quite clear: no general contractor, but an architect, and so far everything is going quite satisfactorily. Construction start Monday in one week [emoji4]
